Proper paperwork when renting out your house

Before entering into an agreement with you, we review your house and suggest the rental price we believe you can achieve. You decide whether furniture, garden furniture, and garden equipment should be included in the rental.

You then decide whether you would like us to handle the letting of your house. If so, we send you a mediation agreement. The next time you hear from us, we will have found potential tenants for you to choose from. Once we select the tenant together, we handle the remaining communication with the tenant while you can look forward to receiving the deposit and rental payments.

Hvis du er lejer af din bolig, må du fremleje den i op til 2 år. Hvis du ejer din bolig, kan du ikke sætte grænser på udlejningen på samme måde, der skal være en saglig grund til begrænsningen, f.eks. at du selv skal flytte ind. Hvis du sælger din bolig, er det inklusiv lejer.

If you own the house being rented out, you may deduct the actual expenses from the rental income, after which the remaining amount is taxed as capital income. There are rules regarding which expenses can be deducted, so it is important to have everything clarified before the lease agreement is drafted.

You may own as many houses as you wish and rent them out. However, there are regulations regarding occupancy requirements, meaning a property may not be left vacant. If you do not live in the house and cannot find a tenant, the local municipality may assign a tenant.
If you own houses purely as an investment for rental purposes and sell the property, the profit is taxed as capital income. If you have lived in the house yourself, the sale may be tax-exempt.
If you do not live in a house with an occupancy requirement for at least 180 days per year, it must be rented out. Otherwise, the municipal authorities may assign a tenant. In special situations where selling or renting the property is particularly difficult, the occupancy requirement may be lifted and the house may instead be classified as a holiday home, which is subject to different rules.
There are no specific rules regarding how many people may live in a rental property. However, the tenant may not transfer the use of the rented property to anyone other than members of the household.
