Questions & Answers

When you rent out your property, there are a number of costs that you must cover yourself, and these should be included in the rent. This is especially important when renting to private tenants, as not all expenses can be charged separately—apart from heating costs and consumption of water and electricity, if these can be measured separately for the property.

Among the costs you should remember to account for (there may be more):

  • Property taxes
  • Property insurance
  • Water, sewer, and waste collection charges
  • Chimney sweeping
  • Homeowners’ association fees
  • Maintenance
  • Snow removal and sweeping
  • Other expenses related to the property
There are rules governing how much rent you may charge when letting your property. Calculations often include the concept of “within reasonable limits,” which makes it almost impossible to determine an exact figure.

There are several ways to calculate the rent, and the condition of the property may also influence the rental price. Therefore, it is important to seek advice from a professional agent who understands how rent should be set correctly.

The tenancy is always non-terminable by the landlord for the entire period stated in the tenant’s lease agreement. This is in accordance with Danish tenancy law. Therefore, you cannot terminate the tenant before the agreed period ends, unless a special agreement is made that the tenant accepts.
We recommend a minimum rental period of 3 to 4 months, but you may rent out your property for as short a period as you wish—even on a daily basis.

Regardless of the rental period, there are several rules and potential pitfalls you should be aware of when it comes to fixed-term rentals. For example, there must be a valid reason for renting out the property for a specific period, such as an overseas work assignment (unfortunately, there is no official list of “approved” reasons you can simply check).

You can find the relevant rules in the Danish Tenancy Act, or leave it to us to navigate them. We work professionally with property letting on a daily basis and stay up to date with the regulations.
