Hvilke udgifter har man som udlejer?

Når du udlejer din bolig, er der en del omkostninger som du selv skal afholde, og som bør være indregnet i huslejen, især hvis du udlejer til private, da det ikke er alt du må opkræve særskilt, ud over varmeomkostninger samt forbrug af vand, el og vand, hvis det kan måles særskilt for boligen. Det du bl.a. skal huske (der kan være mere!): Ejendomsskatter. Forsikring af ejendommen. Vand-, kloak- og renovationsafgifter. Skorstensfejer Kontingent til grundejerforening. Vedligeholdelse. Snerydning og fejning. Andre udgifter der hører til ejendommen

Hvor meget må man tjene på udlejning af bolig?

Der er nogle regler for hvor meget du må tage for at udleje din bolig. Ofte er der begrebet ”inden for rimelighedens grænse” med i beregningerne, hvilket gør at det er nærmest umuligt at lave en præcis beregning. Der er flere måder at lave beregningen på, hvor boligens stand også kan have indflydelse på lejen. Derfor er det vigtigt at rådgive sig med en professionel mægler, der ved hvordan huslejen skal prissættes

Kan vi opsige lejekontrakten før tid?

Lejemålet er altid uopsigeligt fra udlejers side i hele den periode, som fremgår af lejers lejekontrakt. Dette er i overensstemmelse med dansk lejelov. Du har altså ikke mulighed for at opsige lejer før tid, med mindre der kan indgås en særlig aftale, som lejer er indforstået med.

Hvor kort er en lejeperiode som minimum?

Vi anbefaler som minimum en lejeperiode på 3 til 4 måneder, men du kan udleje din bolig i lige så kort tid, som du ønsker – også på dagsbasis. Uanset lejeperioden er der dog en del regler og faldgruber, du skal være bekendt med i forhold til tidsbegrænset udlejning. Blandt andet skal der være en gyldig grund til, at du lejer ud i en bestemt periode, for eksempel udstationering (der findes desværre ingen liste med ’godkendte’ begrundelser, du lige kan tjekke). What expenses do you have as a landlord?

When you rent out your property, there are a number of costs that you must cover yourself, and these should be included in the rent. This is especially important when renting to private tenants, as not all expenses can be charged separately—apart from heating costs and consumption of water and electricity, if these can be measured separately for the property.

Among the costs you should remember to account for (there may be more):

Property taxes
Property insurance
Water, sewer, and waste collection charges
Chimney sweeping
Homeowners’ association fees
Maintenance
Snow removal and sweeping
Other expenses related to the property

How much can you earn from renting out a property?

There are rules governing how much rent you may charge when letting your property. Calculations often include the concept of “within reasonable limits,” which makes it almost impossible to determine an exact figure.

There are several ways to calculate the rent, and the condition of the property may also influence the rental price. Therefore, it is important to seek advice from a professional agent who understands how rent should be set correctly.

Can the lease be terminated early?

The tenancy is always non-terminable by the landlord for the entire period stated in the tenant’s lease agreement. This is in accordance with Danish tenancy law. Therefore, you cannot terminate the tenant before the agreed period ends, unless a special agreement is made that the tenant accepts.

What is the minimum rental period?

We recommend a minimum rental period of 3 to 4 months, but you may rent out your property for as short a period as you wish—even on a daily basis.

Regardless of the rental period, there are several rules and potential pitfalls you should be aware of when it comes to fixed-term rentals. For example, there must be a valid reason for renting out the property for a specific period, such as an overseas work assignment (unfortunately, there is no official list of “approved” reasons you can simply check).
